Asia Alliance Bank has put up for sale an unused industrial building in the Yunusabad district of Tashkent. The starting price is 64.3 billion soums, and the auction will take place on October 5 at 10:00 AM.
What is being sold
The property is located along Sohibkor Street in the Oktepa neighborhood. The single-story hangar was built in 1980 and was used as a laboratory.
- total area — 8,056 sq. m, of which usable area — 7,784 sq. m;
- adjacent territory — 0.56 hectares;
- all utilities are connected: water supply, sewerage, gas, electricity.
In terms of the starting price, it is approximately 8 million soums per square meter of usable area — a benchmark by which a potential buyer can compare the lot with market offers.
Purchase terms
The decision to sell was made by the bank's board in August. The payment scheme provides for installment:
- initial payment of 20% is due no later than 10 business days after signing the contract;
- the remaining 80% is paid over 5 years.
A five-year installment sale is a notable condition: in effect, the bank acts not only as a seller but also as a creditor in the transaction.
Market trend
This is not an isolated case: shortly before this, the People's Bank put its Tashkent office up for sale.
Disposing of non-core real estate is a logical step for a sector transitioning to a digital service model. Maintaining vacant properties increases operating expenses, while their sale frees up capital.
This trend is indirectly reflected in clients: reducing infrastructure costs is one of the factors that allows Uzbek banks to maintain competitive conditions for their products.
