A major apartment renovation in Uzbekistan easily costs a sum comparable to a family's annual income. Saving for it over several years means living in discomfort and overpaying for increasingly expensive building materials. That's why more and more people are solving this problem with a targeted bank loan. Let's figure out which products are currently available, where rates are lower, and how to avoid overpaying.

How a repair loan differs from a consumer loan

Formally, repair money can be borrowed through a regular microloan or consumer loan. But a targeted product has three significant advantages:

  • Lower rate. Repair loans are often issued with home collateral, so the bank takes less risk and offers a rate 5–10 percentage points lower than unsecured loans.
  • Larger amount. Microloans are limited to tens of millions of UZS, while a targeted repair loan reaches 300–600 million.
  • Longer term. Instead of 1–3 years — 6–10 years, which significantly reduces the monthly payment.

The downside is more paperwork and a lien on the property until full repayment. Additionally, banks usually require confirming the intended use: provide an estimate, a contractor agreement, or material receipts.

Bank conditions: what's available now

Below are the main products on the market. Terms depend on the amount, period, collateral, and verified income.

  • Xalq Bank, «Ta'mir ipoteka» — from 24% per annum, up to 300 million UZS, term up to 10 years, own contribution 30%.
  • BRB, home repair mortgage — 25–26%, up to 412 million UZS, term 3 to 10 years.
  • BRB, construction and reconstruction — 25–26%, up to 1.44 billion UZS, term 3–15 years, contribution 20%. Suitable for major home renovation rather than cosmetic repairs.
  • Hamkorbank, home or apartment repair loan — from 26%, up to 600 million UZS, term up to 6 years. The largest limit among purely "repair" products.
  • Davr bank, home repair loan — from 27.1 to 34.1%, up to 300 million UZS, term up to 7 years.

A separate category includes programs that can be used for repairs within mortgage products: for example, «Yashil ipoteka» from Xalq Bank (from 20%, up to 170 million, 10 years) for energy-efficient solutions or refinancing at Orient Finans Bank (from 23.5%, up to 800 million, 10–20 years).

Summary: the actual rate range for targeted repair loans is 24 to 34% per annum. The lowest rates are offered for programs with own contribution and collateral, the highest for quick loans with minimal documentation. What this costs in practice

Let's take a typical task: renovating a two-bedroom apartment for 150 million UZS.

  • At 24% over 5 years, the monthly payment will be about 4.3 million UZS, total overpayment — approximately 109 million.
  • At 30% over the same 5 years, the payment increases to 4.85 million, overpayment — to 141 million.
  • At 24% over 10 years, the payment drops to 3.3 million, but the overpayment reaches 247 million — more than the loan amount itself.

The conclusion is simple: a 6-point rate difference over a five-year term saves 32 million UZS, while doubling the term for a comfortable payment doubles the overpayment. Choose the shortest term your family budget can handle.

What you need for approval

Most banks have similar requirements:

  1. Uzbek citizenship and age 18 to 60 at the time of application.
  2. Stable official income. The bank will verify it independently through electronic databases, but may request a certificate if data is insufficient.
  3. Debt load from all loans, including co-borrowers, not exceeding 50–70% of average monthly income — the exact threshold depends on the bank.
  4. No arrears on existing loans.
  5. Property documents: cadastral map, ownership certificate, if needed — consent from co-owners.

Account for additional expenses: notary services, property appraisal, and collateral insurance. Together they may add 1–2% to the loan cost.

How to lower the rate: practical tips

  • Get a loan from your salary bank. Clients with a card and account turnover are more likely to get approved and receive a rate below the base.
  • Offer collateral. Even if the product allows unsecured loans, security reduces the rate.
  • Prepare an estimate in advance. A clear calculation from a contractor speeds up approval and helps avoid borrowing extra.
  • Compare with installment cards. For minor repairs up to 20–30 million UZS, buying materials in installments through a marketplace may be cheaper than any loan.
  • Don't borrow "just in case." Every extra 10 million UZS at 26% over 5 years — that's another 7.5 million in overpayment.

A repair loan is a practical tool if approached thoughtfully. Spend a couple of hours comparing terms, gather a complete document package, and choose the shortest term your budget allows. This way, your new renovation won't become a years-long financial burden.
